Synthetic cuts development staff, refocuses business | TUAW - The ...

Even though Synthetic is still actively launching products, the makers of Hipstamatic have cut its core staff as it tries to refocus on the future.

The company has dropped to five employees, and those let go received full severance packages, The Next Web reports. It initially reported that Synthetic wasn't making enough money, though the company later contacted TNW to refute that. TNW also posted a tweet by developer Jonathan Wight, one of those let go, who said his team was "totally squandered where we are."

Synthetic CEO Lucas Buick said the layoff happened as more of an effort to return the company to its art and creative roots. Hipstamatic is a lifestyle culture brand, he said, and not a typical software company.

Synthetic's major release this year is Snap Magazine, a free culture magazine for the iPad that's driven by Hipstamatic photography. Buick said in his blog post that there are more than 100,000 subscribers since its launch a couple months ago.

Even though Hipstamatic is well-received, it's currently ranked 11th in paid photo and video apps on the App Store and 93 overall. It's stuck behind powerhouses Camera+ and Instagram, the latter which has garnered plenty of mainstream media attention thanks to its acquisition by Facebook, along with TIME and Sports Illustrated magazines utilizing Instagram images in their print editions.

Book on bin Laden raid coming out Sept. 11

(AP Photo/Dutton)

(AP) ? A member of the U.S. Navy SEAL team that killed Osama bin Laden has written a firsthand account of the operation, triggering more questions about the possible public release of classified information involving the historic assault of the terror leader's compound in Pakistan.

U.S. military officials say they do not believe the book has been read or cleared by the Defense Department, which reviews publications by military members to make sure that no classified material is revealed.

The book, titled "No Easy Day" and scheduled to be released next month on the 11th anniversary of the Sept. 11 terrorist attacks, comes amid a heated debate over whether members of the military ? both active duty and retired ? should engage in political battles.

"I haven't read the book and am unaware that anyone in the Department has reviewed it," said Pentagon press secretary George Little. White House and CIA officials also said the book had not been reviewed by their agencies.

The book announcement comes just as a group of retired special operations and CIA officers have launched a campaign accusing President Barack Obama of revealing classified details of the mission and turning the killing of bin Laden into a campaign centerpiece. The group complains that Obama has taken too much credit for the operation.

Their public complaints drew a rebuke from Gen. Martin Dempsey, chairman of the Joint Chiefs of Staff, as well as other special operations forces, who called the partisan criticism unprofessional.

Dempsey said that such public political involvement by members of armed services erodes public confidence and trust in the military.

The author of the upcoming bin Laden book, who has left the military, is using the pseudonym Mark Owen. And in a news release from publisher Dutton, an imprint of Penguin Group (USA), Owen describes the book as an effort to "set the record straight about one of the most important missions in U.S. military history."

He said the book is about "the guys" and the sacrifices that the special operations forces make to do the job and is written in the hope that it will inspire young men to become SEALs.

If the book sticks to his personal thoughts about the job and the mission, Owen may be in the clear. But often special operations forces must sign nondisclosure agreements. And they are not allowed to release classified information, such as intelligence data or military tactics and procedures used to ensure success of the May 2011 raid.

Christine Ball, a spokeswoman for Dutton, said the work was vetted by a former special operations attorney provided by the author.

"He vetted it for tactical, technical and procedural information as well as information that could be considered classified by compilation and found it to be without risk to national security," Ball said.

Defense Department spokesman Lt. Col. James Gregory said that if the book reveals classified information about the raid, the Pentagon would "defer to the Department of Justice."

According to Pentagon regulations, retired personnel, former employees and non-active duty members of the Reserves "shall use the DoD security review process to ensure that information they submit for public release does not compromise national security."

The CIA also could weigh in because the agency ran the secret bin Laden mission.

If there is classified information in the book, the former SEAL could face criminal charges. And even if he donates the money to charity, for instance, that is unlikely to prevent the Justice Department from suing to collect any future book proceeds.

Earlier this year, a federal judge ruled a CIA whistle-blower had to forfeit future money he earned from a scathing book he wrote about the spy agency after he failed to get approval from his former employer before publication.

The CIA accused the officer of breaking his secrecy agreement with the U.S. The former officer, who worked deep undercover, published the book in July 2008 using the pseudonym Ishmael Jones.

The CIA said his book, "The Human Factor: Inside the CIA's Dysfunctional Intelligence Culture," was submitted to the agency's publications review board under a secrecy agreement that covers books written by former employees. But Jones, who published the book before the review process was completed, said it contained no classified information.

In 2010, the Defense Department claimed a former Army intelligence officer's war memoir threatened national security. The Pentagon paid $47,000 to destroy 9,500 copies of the book, called "Operation Dark Heart: Spycraft and Special Ops on the Frontlines of Afghanistan ? and the Path to Victory."

The book was written by Anthony Shaffer, whose lawyer said the Army Reserve cleared the manuscript beforehand but the Defense Department later rescinded the approval, claiming the text contained classified information.

Shaffer and the publisher agreed to remove the material.

Dutton, which announced the book's pending release Wednesday, is planning a major first print run of 300,000 copies, Ball said. The co-author, journalist Kevin Maurer, has worked on four previous books.

Death toll from Lebanon fighting climbs to 12

TRIPOLI, Lebanon (Reuters) - The death toll from fighting between Lebanese Sunni Muslims and Alawites echoing the conflict in Syria climbed to at least 12 on Wednesday, the third day of clashes described as some of the heaviest since Lebanon's 1975-90 civil war.

More than 100 people have been wounded in the bloodshed this week along a sectarian fault line in the northern city of Tripoli running between the Sunni district of Bab al-Tabbaneh and the Alawite area of Jebel Mohsen.

"A ceasefire was supposed to take place this afternoon but it did not happen," a Tripoli resident told Reuters.

The sectarian tone of the fighting reflects the conflict in neighboring Syria which increasingly sets a mainly Sunni Muslim opposition against President Bashar al-Assad's Alawite minority.

After a night-time lull, Tripoli was rocked by around two dozen explosions between 2 a.m. and 6 a.m. on Wednesday, apparently caused by rocket-propelled grenades, witnesses said. The fighters have also been using machineguns.

Sunni-Alawite tensions have been chronic in the region and they boiled over into clashes in early June that killed 15 people. At least 10 soldiers have been wounded in efforts to stop the violence.

Gamer screen capture computer software ? Reviews Blogs

Gaming videos

Reside video game recordings can be both a community outreach and a way to maintain the sport competitive. MeetaGamer.com is a screen capture and video recording social networking platform. As far as it getting a tool to bring gamers collectively, it can be a discussion starter amongst random groups of people.gamer If a big quantity of people are into Modern Warfare 2 and all click on the exact same YouTube video of some guy making 3 ridiculous head shots whilst jumping off a building and spinning down, any gamer can comment on what a hacker that individual is and participate in a sort of discussion about agamer and the not possible feat.

I encountered a gaming social network, an immensely well-known group on MeetaGamer.com, committed to posting videos of men and women creating items in Minecraft. The videos acted as a sort of visual instruction guide so that any gamer could very easily construct the wonders in the video inside their game world. Due to the fact the videos had been posted to a social network, folks could openly ask concerns to the creators about what kind of supplies they employed and even offer you improvement to make the creations even much more magnificent.

The next step is bringing these videos to a social network. There are many gaming groups that consist of random men and women around the world. These groups will post issues such as random news stories, articles on upcoming games and videos of them playing their preferred game with the group. These videos are sort of a way to relive memories of the enjoyable you had playing with the group of close friends and can even be a way for the group to point out spots in the game where they could increase and create greater strategies and ideas to far better conquer the game. It has even turn into a tradition in some gaming circles to upload the huge weekly match of Group Fortress 2 and participate in some friendly trash talk as to get every person pumped up for the subsequent large match. It keeps the games competitive and the gamer social network true, adding a complete new element to the gaming encounter. If there is a newbie in the group, it can be beneficial for them to post a video of them playing via a match so that the veterans in the clan can provide them some ideas and tricks on how to grow to be a far better player. Videos of gaming have grow to be so prominent that it would be hard to think about an web with no men and women posting their experiences. It would be like if a gamer still played games in the NFL but in no way broadcast any games or showed any replays. Meet gamer girls and grow to be pals with female gamers also. A social network for gamers will get you began.

Reside video game recording can be really relevant to social circles who are into games such as League of Legends. This game comes to mind very first when men and women talk about game video streaming due to the fact of the hype surrounding the tournaments that are held and how numerous people set their laptops to stream these professional?s matches. This game in certain is worth recording and sharing with your close friends on your social network because it relies in teamwork and method, and watching the replays can be useful to a gamer.

There are a handful of alternatives for computer software you can use for reside video game recording, although the competitors is blown away by the most well-known and useful tool offered: FRAPS. The upside to FRAPS is that is records the movie as an AVI file, which tends to make it so the video playback is smooth since there is no unnecessary compression with the file. FRAPS also supports screen capture with just the press of a button. If you use FRAPS, you can make the file size of the game videos smaller with Windows Media Encoder or Virtualdub so that the file will be tiny adequate to upload to YouTube. Gamecam and Taksi are cost-free option to FRAPS and nonetheless do video and screen capture, so it is worth trying them all to see which one particular fits your wants. Enthusiasts frequently use FRAPS to show off how effectively their computer can run a modded Crysis on the highest settings, which this plan is wonderful for simply because it can display the frames per second in the corner of the screen. Ahead of you conduct a live video game recording, it is important that you stop all unnecessary processes that run in the background and will slow down the frames per second of the recorded video. Some widespread ones that are a lot more demanding than individuals feel are antivirus programs, spyware applications, and any media player of any sort. It could also be useful to your recording speed to reduce the desktop resolution so the pc does not have to operate so challenging to render the added pixels.

Reside game videos and gaming with close friends on social networks virtually defines the sport in today?s planet. It is merely not the identical social encounter if you play otherwise and it brings the gaming community alive if you choose to participate. If you do want to record videos and want to go with the top of the line option, you can choose up a free trial of FRAPS, though your videos will have the FRAPS watermark on them. It?s the most successful way to enhance your gaming experience.

Heart Attacks Lead to Depression, Anxiety for Partner

Linda Casciaro stayed calm during the several hours her husband, Frank, spent in surgery after he'd had a major heart attack several months ago. She was devastated but knew she had to remain strong and upbeat not only for her husband but for her daughter and the rest of the family as well. It was only in the days and weeks after her husband came home from the hospital that she found herself frequently dissolving into tears.

"That's when I started to feel overwhelmed and anxious," she says. "It seemed like his life was totally in my hands."

A new European Heart Journal report suggests that Casciaro's experience is by no means unique. In an investigation of more than 200,000 people, American and Danish researchers found the spouses of those who experience a sudden heart attack ? what doctors call an acute myocardial infarction, or AMI ? have an increased risk of depression, anxiety and suicide afterward, even if their partner survives. And they tend to suffer more psychologically than the partners of people who have other serious medical conditions.

More than three times the number of people whose significant other died from a sudden cardiac attack were using antidepressants in the year afterward, compared to the year before, the study found. Additionally, nearly 50 times as many of the spouses were taking a benzodiazepine, a class of drug used to treat anxiety. Men were more susceptible to depression and suicide than women, and partners experienced the same level of mental anguish, whether or not they were married.

"Those whose spouse survived an AMI had a 17 percent higher use of antidepressants after the event, whereas spouses of patients surviving some other non-AMI related condition had an unchanged use of antidepressants compared to before," says Dr. Emil Fosb?l, the study's lead author.

Caregivers' Feelings Often Overlooked

Dr. Neica Goldberg, a national spokeswoman for the American Heart Association notes that her experience treating patients mirrors what the study has found. "For a long time, we've known that there are issues with the psychological health of both the patient who suffers a heart attack and their spouse," she says. "I've noticed it and patients report it."

Goldberg says it's common for doctors to overlook how a caregiver is holding up because the caregiver is focused on prolonging the life of the patient. "We don't always take the time to focus on quality of life or what the family is going through," she points out.

Caregivers are often reluctant to talk about their own feelings because it's their partner who is sick and in need of immediate attention. Personal problems tend to come up in the context of their spouse's illness. For example, Goldberg says, a partner will take her aside to ask whether the patient can climb stairs, walk up hills or return to sexual activity. "That gives me the opportunity to ask about how they're doing and whether or not they need anything," she says.

Goldberg also makes sure that close family members are present when she speaks to patients about their condition to ensure everyone has an opportunity to ask questions and talk about all the issues, including their own.

Getting Help

Even if they are aware the significant other of a patient is depressed or anxious, cardiologists can't prescribe medication for them. But Goldberg says the doctor can and should recommend therapy.

Casciaro went to see a therapist after her husband got sick and found it immensely helpful. "I believe speaking to a professional was extremely important for both of us," she says.

Dorree Lynn, a therapist in private practice in Washington, D.C., and Florida has treated numerous spouses of heart attack victims and has found they benefit from close monitoring by a therapist as well as professional and family support. She works with a prescribing physician to offer medication and strongly suggest joining some form of group counseling.

"Never be isolated. Reach out or make sure family and friends are there for support. Hospitals offer support groups too so take advantage," she urges.

Although the study found more partners of heart attack patients committed suicide than the partners of those who suffered from other major illnesses, Lynn says that from her experience, suicide is not typically a major worry. The number of suicides in the study was relatively small.

It's not entirely clear why heart attacks hit spouses harder emotionally than other types of illness but the study's authors speculate their abrupt nature may be a contributing factor. Many patients go from being completely healthy to very sick in seconds--and many die. The majority of other diseases come on with a warning.

This is the first study to show how spouses of heart attack patients fare emotionally compared to spouses of those who are otherwise critically ill. Fosb?l believes the findings are significant because nearly seven million people worldwide experience a heart attack every year and there are few mechanisms in place to support their significant others.

"I would like to see a more formal way of screening spouses for depression in relation to the event, but also subsequently. A standardized program could potentially prevent many spouses from being depressed or taking their own lives," he says. "As a minimum, persons involved with patient care should be aware of the spouse and their mental reactions after a life-altering event such as an AMI."

Martian mega-rover wiggles its wheels

In preparation for its first drive on the Red Planet, the Curiosity rover moved its wheels around to check steering motions, and tested its robotic arm. NASA's Mike Watkins discusses how the tests went.

By Alan Boyle

NASA's Curiosity rover has wiggled its wheels to warm up for its first honest-to-goodness drive, just hours from now.

Mission manager Mike Watkins said that the wiggle tests, which involved twisting the rover's four turnable wheels to the left and to the right in place, were done successfully overnight.

"We wanted to test the steering, because otherwise we would be driving in whatever direction we landed in," Watkins explained during today's teleconference at NASA's Jet Propulsion Laboratory in Pasadena, Calif. "Everything's in fine shape, and that means we are 'go' for our first test drive tomorrow."

Watkins said the commands will be sent up tonight for a drive of just a few yards (meters), incorporating a turn to the right and a backing-up maneuver. That initial movement, which comes more than two weeks after Curiosity's landing in Gale Crater on the night of Aug. 5 Pacific time, will occur "in the middle of the night our time" and last about a half-hour, he said.

The six-wheeled rover has a versatile steering system, with two front and two rear wheels that can be independently twisted so much that the car-sized, 1-ton vehicle pirouettes in place. The two middle wheels can push as well, ?but they aren't built for turning. Each wheel measures 20 inches (50 centimeters) in diameter, which is comparable to the size of an automotive tire.

Successful driving is the key to Curiosity's two-year, $2.5 billion mission, because its ultimate goal is to reach the flanks of a 3-mile-high mountain within the crater, known as Aeolis Mons or Mount Sharp. That target is about 12.5 miles (20 kilometers) away, Watkins said. Once the rover is fully into its drive mode, it's expected to trek up to the length of a football field (100 meters) in a day.

Curiosity's first destination is an intersection of three geological formations about a quarter-mile (400 meters) from the landing site, known as Glenelg, and the rover is scheduled to spend the next couple of months trekking to that area. But it's at Mount Sharp that scientists expect to read the geological history of Mars over the course of billions of years, as recorded in the layers of rock going up the mountainside. Those readings could show how habitable the planet might have been at different epochs.

NASA has scheduled a televised briefing at 2:30 p.m. ET (11:30 a.m. PT) Wednesday, presumably to share the results of the first driving commands.

Instruments checked out
Watkins said the Curiosity team has been doing checkouts on the rover's 7-foot-long (2.1-meter-long) robotic arm as well as the 10 scientific instruments on board. "We've gotten through all of those successfully and on schedule," he said.?

NASA / JPL-Caltech

A picture from the navigation camera system on NASA's Curiosity rover shows the robotic arm extended outward, with an instrument-laden "turret" that weighs about 66 pounds. The turret's drill assembly is pointed toward the camera. The patterns on the turret are "fiducials" that are used to calibrate distances.

JPL's Louise Jandura, the mission's sample system chief, said the first tests to flex the robotic arm were successful, but additional tests will be done over the next few weeks to make sure the arm motions are fine-tuned for Martian gravity. The turret at the end of the arm weighs 66 pounds (30 kilograms), or as much as a small child, so the mechanics of moving the arm will be different on the Red Planet than they were during testing on Earth. The gravitational pull on the Martian surface is only 38 percent of what it is on Earth.

"That gravity does matter," Jandura said.?

Only one significant snag has been discovered to date, said Ashwin Vasavada, the mission's deputy project scientist. Two of the three circuit boards on one of the booms for the rover's weather station ? known formally as the?Rover Environmental Monitoring Station, or REMS ??are out of action, apparently due to some broken wires, he said.

Vasavada speculated that the exposed boards were hit by small rocks that were thrown up onto the rover's deck when it was lowered to the surface by a rocket-powered sky crane. "Putting two and two together, you could come up with an idea that some of these rocks may have fallen on the circuit boards and damaged the wires," he told reporters.

If the circuitry is permanently damaged, that would degrade the boom's wind-sensing capability, Vasavada said. However, the circuit boards on a second wind-sensing boom appear to be fine, so it's not a total loss wind-wise. The REMS station is already sending back weather reports indicating that the conditions are typical for the late winter and early spring on Mars, with temperatures rising just above the freezing mark.

More rocks zapped
Vasavada also said the rover's laser-zapping ChemCam system is "working better than we hoped," based on the results of the past weekend's test firing. The laser took 30 quick target-practice shots at a 3-inch-wide (7.5-centimeter-wide) rock that was nicknamed "Coronation," and also known as N165. The tiny flashes given off by the rock blasts were analyzed by a spectrometer on the rover to determine the mineral composition of the rock.

"It appears to be, as we thought, a typical Martian basalt," Vasavada said.

He said ChemCam took some additional test shots at rocks in one of the sky-crane blast zones, known as Goulburn Scour, but Vasavada said the results of those tests were not yet available.

Tests are also going well for an instrument that detects hydrogen by shooting neutrons at the ground, said Igor Mitrofanov, principal investigator for the Dynamic Albedo of Neutrons experiment, or DAN. The readings show a pattern suggesting that Mars is "really a different" place from Earth.

Back in 2008, NASA's Mars Phoenix Lander detected water ice right under the spacecraft, but Mitrofanov said "we have not predicted any subsurface ice here," in the vicinity of the Curiosity rover. Rather, the team expects to find the signature of hydrated minerals, which would suggest that water flowed through Gale Crater in ancient times.

Adding Pictures To Craigslist Post Sells Real ... - Real Estate Investing

Putting your real estate deal on Craigslist without a photo is essentially not putting your deal on the market at all. Buyers and other Investors want to peek before taking the time to view or call their agent. When I am looking for deals or checking out comparables on Craigslist, I always use ?has image? as my part of my search criteria.

Did you know that my agent says buyers and new investors often print out the ads or listings that contain photographs and use them as they are making decisions and considering what to bid or offer in a purchase contract. My Re-Max Agent, M. Rooker advised the following:

?As many as 10-12 photographs may be placed in listings online, but every property should have at least 3-5 shots that tell a story. The goal: to enable the viewer to imagine themselves living in the home. Squander your photographs by offering the wrong ones, and you are missing out on one of your greatest tools to pique the interest and imagination of buyers.

Must-have photos include front of home, kitchen, living room, master bedroom, master bathroom, dining areas, significant features, such as out-buildings, exceptional garages, mother-in-law quarters, and other perks.

Include photos that contain elements that set your property apart. In listings powerful copy can play a feature up, but a single, considerate photograph really is worth a thousand words. And about those photos. who should take them? Some investors do the photographs themselves, some hire professional real-estate photographers or home-stagers to come up with winning shots.?

The goal is to enable your property to show well enough with online photographs that compells buyers to take action ? view it in person or submit an offer.

What Pics Should You Use on Craigslist?

Rooker says she practices the following ?real estate picture fundamentals? to move homes quickly into the sold column. ?Get very close up: Outside the home get details of walkways and steps, foundation, decks and windows. Take photographs that show the condition, the materials, improvements, flaws, potential hazards or issues with lighting, style or architectural or landscaping details. Inside the home look at banisters, window details, fireplaces, hearths, cabinets, molding and door details, light fixtures, heating vents, walls, paint or wallpaper condition, flooring, stairs and landings, and other details.

There are some photos that you should leave out, as well. For example, leave out the half-bath if it means that you highlight an special feature of the house with an extra picture ? think view from the deck or pool. Leave the lesser bathrooms for the walk-through and spend the valuable shot on something that is unique to your property. Not every bedroom requires a photograph, and basements, garages and storage areas are good bonus features for a walk-through. If appliances, art, or other elements are not being sold with the home, avoid putting them in photographs, or minimize their focus.?

Unique solution to gene regulation

ScienceDaily (Aug. 21, 2012) ? Research on a unique vertebrate called the sea lamprey shows that more than a thousand genes are shed during its early development. These genes are paradoxically lost all throughout the developing embryo except in a specialized compartment called "primordial germ cells" or PGCs. The PGCs can be thought of as embryonic stem cells and are used, ultimately, for making the next generation of lampreys. Based on computational analysis, a significant number of genes that are lost in the embryo have signatures of "pluripotency," which suggests that they could also have undesirable effects if they were inadvertently turned on in the body. In effect, by undergoing programmed genome rearrangement and gene loss during embryogenesis, the sea lamprey "seals" the genes away in the small germline compartment so they cannot be misexpressed and thereby create untoward problems (such as development of cancer, for example).

The study was completed at the Benaroya Research Institute at Virginia Mason (BRI) and recently published as a featured article in Current Biology, along with an outside commentary.

The article authors are Jeramiah Smith, PhD, former postdoctoral fellow at BRI and now Assistant Professor of Biology at the University of Kentucky; Chris Amemiya, PhD, Principal Investigator at BRI and Professor of Biology, University of Washington; Evan Eichler, PhD, University of Washington Genome Sciences Professor; and Carl Baker, Research Scientist, University of Washington.

The discovery builds on the group's previous work published in the Proceedings of the National Academy of Sciences in 2009. "Our new research confirms that lampreys experience rampant programmed genome rearrangement and losses during early development," says Dr. Amemiya. "The genes are restricted to the germline compartment suggesting a deeper biological strategy in order to regulate the genome for highly precise, normal functioning. The strategy removes the possibility that the genes will be expressed in deleterious ways. Humans, on the other hand, must contain these genes through other "epigenetic" mechanisms that are not fool-proof.

There are several implications of this work:

  • By understanding how programmed genome arrangement occurs so pervasively in lampreys, scientists can gain insight into how vertebrate genomes can remain stable and what genetic factors contribute to this stability.
  • Studies in distantly related species can provide unique insights into fundamental biological concepts and may be translatable to human health.
  • Identifying the molecular and developmental mechanism of how lampreys regulate their genome may have implications for disease treatment.

Sea lampreys are "basal" vertebrates that lack jaws and have unique properties that are of interest to scientists. This includes a completely different genetic toolkit for their adaptive immune system, which was also discovered, in part, by Amemiya's group, as well as remarkable powers of regeneration that allow them to completely recover from a severed spinal cord.

High throughput genomic sequencing, computational analysis and other state-of-the-art scientific advances made this research possible. Grant funding was provided by the National Science Foundation, National Institutes of Health and Howard Hughes Medical Institute.

Inventory Management Startup Stitch Labs Adds Payment Processing With Verifone?s Sail

stitch labsWe've already written a few times about how Stitch Labs helps small, independent merchants manage their sales operations across a wide range of online marketplaces. Well now it's making it easier to connect their online and offline sales, through a partnership with Verifone's Sail payment processing system. With the Sail integration, Stitch customers will be able to sell their goods, process credit card transactions, and have inventory automatically updated on the fly. by doing so, Stitch (and Sail) can help bridge the divide between both online and offline sales, making it easier for small business owners to keep track of things, whether they're selling at a craft fair or on Etsy.

Common Questions about Commercial Realty in Kansas City ...

Perhaps you are just starting a business and are not quite familiar with all of the ins and outs of renting commercial real estate.? Here are a few common questions about commercial real estate transactions and some expert answers:

  1. What exactly does commercial real estate mean?? Commercial real estate can refer to any real property transactions in a business context.? This could mean something as basic as renting office space, or owning and selling real property (i.e. an apartment complex) as part of the sale of a business.? The property could be agricultural, industrial, or even residential spaces being used for business purposes.
  2. What are some typical risks of a commercial real estate transaction?? Some commercial properties might come with liens or other title problems depending on the type of business.? Other common issues include zoning concerns or the presence of hazardous materials.? Those looking to buy commercial real estate also need to consider whether the location of the real estate serves their business?s needs.
  3. Does it matter how I take title to commercial real estate property?? There are many issues that could arise regarding how you chose to take title.? Taking title to the property as an individual is risky, because you could be dealing with possible liability exposure that you would be better off minimizing or avoiding altogether.? Experts recommend that instead renters take title to commercial properties in the name of a limited liability company with a single purpose.

The White House Brings The Conversation Market Mainstream With Geek-Style Unconferences

the_white_house_0Giovanni Rodriguez is a long time social tech advocate who pinged me a few weeks ago about a series of geek-style unconferences he and his colleagues helped the White House get started. The work was serving as the foundation for a new consulting group he was helping lead. I was interested but skeptical, too. I don't usually write about consulting groups but this seemed a bit different. It reminded me of how much influence geeks have had on society over the past few years. My start in the geek world began with an online conference I did in 2004 about RSS. It served as my introduction to the geek community. I, myself, soon realized a community had already begun to form around a simple metaphor -- the conversation -- as best told through a defining work ?-- The Cluetrain Manifesto.
